Buyers are researching, planning, double-checking facts, budgets and credit scores. I've been asked quite a few times by buyers in the area if now is a good time to buy in several communities including Springboro, Beavercreek, Bellbrook and Centerville.

Factors that often don't receive enough attention that potential first time buyers may want to consider are: Unemployment, Recent Job Growth, Future Job Growth, Median Home Age, Median Home Cost, and the percentage of homes owned, rented and vacant.

Homes for Sale Dayton Ohio- Four Communities

Let's take a look at homes for sale in Springboro Ohio, Beavercreek, Bellbrook and Centerville:

As you can see the homes for sale in Springboro Ohio are outpacing properties in the other communities in terms of house value, percentage of homes owned, property tax and certainly appreciation. Notice the number of vacant homes in Springboro? Some will argue another indicator of strong house value retention and growth is the percentage of properties being rented.

There are currently 143 homes for sale in Springboro Ohio on the Dayton MLS, and in some very desirable locations. So to answer the questions about whether or not it's a good time to buy in these areas, I think Springboro takes the lead, but keep in mind this is the last 12 months and while down, Beavercreek, Bellbrook and Centerville aren't down by much. I expect these house values to rise and home owners to see equity increases in 2015, and perhaps a shot at getting a very decent price before house values rise.
