Housing Market Remains Strong across Ohio

southern ohio homes for saleThe housing market has been so strong over the past several months that some people are now talking about another “housing bubble”.  No one can accurately predict the future and yes, sometimes history does repeat itself. Let’s take a look at some actual statistics in various areas to see how things are shaping up.

The following statistics are being taken directly from the multiple listing service of Cincinnati. Some people do not like statistics while others love them.  

All of the statistics provided with be as of today’s date, August 4, 2015. I am calculating the results for single family, residential homes only.

Monroe Ohio Real Estate

Monroe Ohio currently has 50 active (for sale) homes. The median price (half are priced at more and half are priced at less) is; $202,450. The lowest priced home is $90,900 and the highest is $1,100,000.

Homes sold since January 1st in Monroe are at 130 units. The median sales price is $167,700. The highest priced recorded sale was $449,989 and the lowest was $53,600.

In comparison of homes in Monroe last year during the same period, there were 122 homes sold. The median sales price was $170,000. The lowest priced home sold was $27,000 and the highest was $315,000.

Mason Ohio Homes

Mason Ohio currently has 113 active listings. The median price is $387,000. The lowest priced home is $115,000 and the highest is $2,397,500.

Mason reported 267 homes sold since the beginning of the year. The median sales price was $322,000. The lowest price home sold in Mason so far this year was $46,809 and the highest priced sale so far is $1,500,000.

In comparison of homes sold in Mason last year during the exact same reporting period, there were 225 homes sold. The median sales price was $321,000. The lowest priced home sold was $55,600 and the highest priced recorded sale was $1,825,000.

West Chester Ohio Real Estate

West Chester Ohio currently has 193 active listings. The median price is $282,900. The lowest priced home is $29,900 and the highest is $1,085,000.

West Chester homes are selling at a brisk pace as well. There were 451 homes sold since the beginning of the year. The lowest priced home sold was $56,500 and the highest priced recorded home sale in West Chester was $930,000.

In comparison of homes sold in West Chester last year during the same reporting period, there were 407 recorded sales. The lowest priced home sold was $19,109 and the highest reported sale was $795,000.

Lebanon Ohio Homes for Sale

Lebanon Ohio currently has 83 active listings. The median price is $225,000. The lowest priced home is $50,000 and the highest is $745,000.

Lebanon has reported 150 homes sold since January 1st. The median sold price is $170,000. The lowest priced home sold in Lebanon to date was $19,955 and the highest priced home sold was $610,000.

During the same period last year, there were 129 homes sold in Lebanon. The median price was $159,900. The lowest priced home sale was recorded at $35,000 and the highest was $376,000.

Indian Hill OH Homes

Indian Hill Ohio currently has 100 active listings. The median price is $1,272,250. The lowest priced home in Indian Hill is $489,000 and the highest priced Indian Hill home on the market right now is $4,750,000.

There have been 69 Indian Hill homes sold (closed) since January 1st of this year. The median sold price is $1,000,000. The lowest priced sale was $242,000 and the highest priced home sold was $3,100,000.

Indian Hill homes reported home sales of 70 homes sold during the same period. The median price was $980,000. The lowest priced home sold was $350,000 and the highest recorded sale was $1,900,000.
