Looking at 2013 is Encouraging for 2014 Ohio home builds.
2013 began with the sounds of construction. Statistics show that total new home building permits, (including single-family and attached homes), were up over 41% compared to 2012. In fact during 2013, 549 building permits were filed, a large increase from 389 filed during the first quarter of 2012.
Looking back at previous history in 2012 and 2013 is a clear indicator Ohio home building in on the rise and we can expect more in 2014. Major events like Ohio legalizing gambling, thereby increasing state revenue which is being poured back into communities and schools among other notable events were just the beginning of healing a distressed Ohio real estate market overall. Many neighborhoods are receiving funds to tear down eye-sore homes and abandoned properties to make way for new houses. We see fine subdivisions expanding, and new ones being developed late this year in anticipation of higher demand. Many of the new home builders I talked with this year state they are already having a hard time keeping up.
New home construction typically picks up in May, and real estate industry professionals including many of colleagues are quite excited. Demand is picking up, and prices are rising too, albeit it's a slow but steady climb. We're moving towards a more balanced market, with reasonable prices that accommodate both buyers and sellers for the Ohio real estate market over all.
For another example, last year single-family home building permits for Hamilton, Butler, Warren and Clermont counties rose 30% compared with 2012, with 429 filed in the first quarter of 2013 alone. Attached permits are up 100 percent, with 120 filed during first quarter 2013.
