It's chilly up here in the Cleveland area! This week I wanted to touch on a few topics of Northeast and Lake County Ohio real estate and also winter fun. I believe the two go together!

Right now we are working on "rebuilding the listing inventory" and many sellers are still hesitant. Of interest, sellers can put themselves in a great position during these winter months, even selling a home quicker, and for our business as agents getting off to that great start.
If you've been online looking for guidance about listing in the winter, you've probably seen many reasons on different coaching sites, agent sites, blog posts and general knowledge searches, however the following reasons are what really sticks out for me.
- Less competition - whether it is a neighborhood full of homes or a more rural listing, I stress this the most on my listing appointments. There is no one else out there right now. And when the house hits the MLS, agents will see and bring in the buyers.
- Serious Buyers - hopefully we are all working with qualified buyers, or as a buyer we are getting qualified when we first start looking. But I say this all the time "only serious buyers walk through the snow!" Want serious buyers? List in winter!
- Sellers sale price - During the winter the negotiation on price is less dealt with than the Spring/Summer months. This goes back to less inventory on the market. Not many buyers can say to the seller or the sellers agent "we can get this same house down the street for less money." In the summer they can say that or even earlier in March, April and May when the tendency is to wait for the weather to list.
