Home Buying Situations - A Realtor's Vantage – Part One

As a Professional buyer's agent, I run into numerous different types of home purchase scenarios. I'd like to share some of the variables in the event that you might find something of value with my series of articles. This is part one of a series of articles pertaining to buying a home.

home buyingIf you are a first time home buyer, you should do some research and find a Realtor that has a very good reputation for helping first time buyers throughout the home buying process. You are about to make the most important financial decision of your life and it is extremely important that your Realtor help educate you and inform you of the entire process from start to finish. 

There are numerous very well educated and qualified Realtors that can help first time home buyers. In all honesty, it does not matter if they are a rookie or if they have been in the business for 20 years. I have seen the best and I have seen the worst Realtors at both ends of the spectrum.

Home Buying - Why Questions are so Important

Don't be afraid to ask your Realtor a lot of questions. It is much better to be working with a Realtor that either has the answers to your questions or is not afraid to admit they don't know, but will get back to you ASAP with the answer(s) to your question(s).

Your lender should also have a handful of lenders to recommend to you for the much needed mortgage pre-approval letter. Most sellers will not even consider your offer if you do not have a PA letter from a reputable lender.

Do you need help with a down payment? Your Realtor should be able to suggest various programs and entities that offer down payment assistance or grants. No, I’m not suggesting that your Realtor does the work of a lender, but it can be helpful when they are able to make some viable suggestions for you to consider and research.

Personally, I work with a lot of first time home buyers and am very well known for taking a rookie home buyer and turning them into a pro by the end of the home buying process. I take the necessary time to make sure they know what to expect, when to expect it and how to expect it. I’ve received numerous personal referrals from previously satisfied clients. I treat others, the same way that I would like to be treated if the roles were reversed. Don’t take my word for it, Google my name. 

Home Buying - True Story

I recently gained another new client, a first time buyer. For the purpose of this story, I will call my “new client” Martha. Martha informed me that she had viewed a few homes with a Realtor that she found online and she had told the Realtor that she was a first time buyer and didn’t know anything about the home buying process and procedures.  

Apparently, the Realtor wasn’t listening to young Martha’s pleas for help as she didn’t even bother trying to explain anything. According to Martha, her “former” Realtor was more interested in running in and out of a few homes and then trying to strong arm Martha into writing an offer on a home that she had no interest in.

When Martha asked, “How do I go about getting a home loan/mortgage” Her former Realtor simply handed her a card and said, “Call this guy, he might be able to help.”

Martha quickly became tired and irritated with her former Realtor’s lack of assistance and guidance and decided that it was time to find a new Realtor. She told me that she did a lot of research online and searched Google and other sites and kept running across my name and reviews. So, she called me and the rest is history.

I’m not sure if the former Realtor thought Martha was not a viable buyer do to her young age or what. She sure goofed up though as Martha recently put a $195,000 home under contract with me. It seems that she might be young, but she makes a healthy income and had no problem at all getting her mortgage loan approval.

Martha will be closing on her beautiful new home in a few weeks and couldn’t be happier! She has already said that she’ll be handing out my business cards like they are candy.
