Real Estate Investing Down, But Hot Market Otherwise

Investors, have played an important part in the recent housing market's recovery, but shrinking as a percentage of home sales overall. That's a really important indicator that now is the time to buy if you're looking for a primary single family residence. With rising national average home prices (one gauge says they rose 13.4% in 2013), it's growing more difficult to land an enticing deal.

 "Not only are fewer deals available, but once found, the deals are not as sweet: as supplies of distressed homes contract, the discount has narrowed," economists at IHS Global Insight wrote in a Thursday research note.

For the past several years there has been high demand for investments in single family homes as rentals and the large supply of foreclosed homes has helped to feed this demand.  Having worked with hundreds of these investors, we have seen great success stories as well as great failures.  The difference between the successes and failures typically comes down to two things, deferred maintenance of the home and replacement reserves.

Why Berkshire Hathaway? 

I've had my license with a few different brokerages, and as an independent contractor (Realtors are self employed but must choose a brokerage to have their license under) I find Berkshire Hathaway provides a powerful brand with a name you can trust. The original franchise here in Ohio my business partner (Marty Snyder) and I signed on with was Prudential One, winner of three J.D Power awards.
