Real Estate Investing Down, But Hot Market Otherwise

Investors, have played an important part in the recent housing market's recovery, but shrinking as a percentage of home sales overall. That's a really important indicator that now is the time to buy if you're looking for a primary single family residence. With rising national average home prices (one gauge says they rose 13.4% in 2013), it's growing more difficult to land an enticing deal.

"Not only are fewer deals available, but once found, the deals are not as sweet: as supplies of distressed homes contract, the discount has narrowed," economists at IHS Global Insight wrote in a Thursday research note.

NAR (National Association of Realtors) spokesman Walter Molony gave an early mention that

Home Buyers Happily Search Mobile

As webmaster of this site with all kinds of different analytic data, I can tell you that just under half of the buyers out there search via mobile at some point or another, this based on reviewing tens of thousands of visits since our launch date mid January this year. Interestingly I came across a blog on CNN I must say I totally disagree with about mobile users and E-commerce websites like Zillow, Trulia or Homes.com.

ohio real estate mobile search"Zillow" and "E-Commerce" Sites are Bad for Business

Generation Y and X do comprise the sheer bulk of buyers out there, and not being stupid, they like things fast, easy and for cryin' out loud; accurate. According to a post from Will Caldwill on CNN, the web is dead, (you're here reading this,

For the past several years there has been high demand for investments in single family homes as rentals and the large supply of foreclosed homes has helped to feed this demand.  Having worked with hundreds of these investors, we have seen great success stories as well as great failures.  The difference between the successes and failures typically comes down to two things, deferred maintenance of the home and replacement reserves.

Deferred maintenance is defined as items that need repair or have needed repair for some time but are not being addressed.  Many times when an investor buys a single family home for a rental investment, they fail to look at the cost of getting the home where it is in rent-able condition and keeping it there.  This is especially

This Picture is Not a Parrot, Look Closer ...

Perspectives in Real Estate and Life.

If you look long enough, stare at it hard enough you'll see this isn't a parrot, but rather a woman intricately and painstakingly hand-painted to look like one. A work of art by body painting champion Johannes Stoetter who spent weeks planning this amazing photograph. My friend Forest Ferris, a loan officer at Horizon Home Loans shared this with me.

first time buyers, real estate perspectivesIn the same way, when we change how we look at things or if we are trained to look deeper than what's obvious we can spot more positives than obvious negatives. Sometimes to make things work, or to overcome challenges, we have to change our perspective. I had to share this as it's a colorful and awesome example of how

The very popular television show "Glee" on Fox ended its great run over a year ago, but how much of it's depiction of the real city of Lima, Ohio was true?  As a real estate agent and resident, I can assure you that we are bigger and better as a city than this show hinted at.

Northwestern Ohio Teens are Just Like Teens Everywhere

I was a midwestern teenager once.  I am the father of three of them now.  I am not an expert on teenagers because no sane adult ever could be (in my opinion).  These immature version of full grown people don't tell me anything, so I watch a television show like "Glee" and find comfort thinking that they are all gathering at school singing and dancing.  The reason that they lay around the house so much is because they must be

Why Berkshire Hathaway?

I've had my license with a few different brokerages, and as an independent contractor (Realtors are self employed but must choose a brokerage to have their license under) I find Berkshire Hathaway provides a powerful brand with a name you can trust. The original franchise here in Ohio my business partner (Marty Snyder) and I signed on with was Prudential One, winner of three J.D Power awards.

We're all quite proud that Berkshire Hathaway choose Prudential One and also Prudential Select to join the brand here in Ohio and now represent nearly the entire state of Ohio. After all, it's not everyday a Warren Buffet company seeks you out, or chooses you from among dozens of your competitors.

Home Ownership is Still the American Dream

In polls people have  been asked what's at the top of the list in life, and 40% say a home of their own. Mankind will always have a primal need to own land, territory and a home, and owning a home provides many wonderful benefits over a lifetime.

A home is where we create memories, construct a futures, and a strong vehicle to build long term financial security for families and individuals. In this current general market offering affordability and still historically low interest rates, it's an excellent time to buy a home.

First Time Buyers Ask, "Who should I work with?"

Considering buying a home is a very "big deal" for most people, easy to get on the emotional up and down "roller coaster". Every purchase
