Our Ohio Realtors and Kentucky Realtors are very familiar with their local markets, we ensure that your requests go to a local and trusted real estate agent and not some hot line or desk duty service. Selling a Home
The world of real estate marketing has changed drastically in the last few years. More and more people are connecting with Realtors and brokerages of choice not by mere search engine results but through social media channels and engage with socially active Realtors. In the same way, we not only offer a high profile online presence of your listing in search engine results, but we tweet, Pinterest, Google Plus, LinkedIn update and share your listing through scores of different channels to make sure your home is standing head and shoulders with and above the rest to bring you qualified and interested buyers.
Selling a Home
Our site is very popular, well known and trusted, after all Berkshire Hathaway is a brand consumers recognize and trust. The Harris Poll named us the consumers number one Real Estate Agency Brand of Choice, and before becoming a Berkshire Hathaway Company, we were Prudential One Realtors, winner of not one, but three J.D Power Awards.
Buying or Selling
Did you know there are three general price ranges for every home on the market? Yes, and the information that follows is beneficial for both buyers and sellers to know. When our Ohio Realtors or Kentucky agents help you negotiate to buy, we conduct a CMA or Comparative Market Analysis, sometimes called a Highest Price Analysis. We do this for those selling a home as well, and provide a low, medium and highest price range.
For sellers, it's all about their time frame to sell. Perhaps you need to sell urgently, we suggest the low to medium to net what you need but sell the home quickly. For those that have less urgency but still need to sell timely, we suggest between the medium and higher price range. Lastly, for those sellers who have no urgent need to sell but wish to net every penny possible from the sale we suggest the upper range.
Regardless. we're here to serve your best interests, all you need to do is communicate your goals to us and well take it from there, guiding you every step of the way. Buying or selling, we'll take the time to answer all your questions so you can make informed decisions that are best for you.
These price ranges are based on actual sales prices of comparable homes, matching location and feature to feature, along with expired listings (homes that were overpriced and did not sell) and the asking prices of homes currently on the market to arrive at a range representative of fair market value. E-commerce sites like Zillow, for instance, rely on mathematical algorithms and not entirely based on actual live listings as they rely on whatever brokerages that are willing to provide MLS feeds to their site.
