We do this for those selling a home as well, and provide a low, medium and highest price range.
For sellers, it's all about their time frame to sell. Perhaps you need to sell urgently, we suggest the low to medium to net what you need but sell the home quickly. For those that have less urgency but still need to sell timely, we suggest between the medium and higher price range. Lastly, for those sellers who have no urgent need to sell but wish to net every penny possible from the sale we suggest the upper range.

These price ranges are based on actual sales prices of comparable homes, matching location and feature to feature, along with expired listings (homes that were overpriced and did not sell) and the asking prices of homes currently on the market to arrive at a range representative of fair market value. E-commerce sites like Zillow, for instance, rely on mathematical algorithms and not entirely based on actual live listings as they rely on whatever brokerages that are willing to provide MLS feeds to their site.

Reverse mortgages also referred to as Home Equity Conversion Mortgages or HECMs were originally designed to provide a valuable tool to senior homeowners who prefer to age in place. While this option is not for everyone, it could be a viable consideration for some seniors who might be considering ways to supplement Social Security, pay for unexpected medical expenses or make home improvements. Reverse mortgages can also be used to purchase a primary residence if the borrower is able to pay the difference between the reverse mortgage proceeds and the sales price with closing costs for the property they are buying. This type of loan allows homeowners age 62 and older to convert a portion of their home equity into cash.
